1. OCCUPANCY
The premises are let to you the Primary Guest for holiday purposes only for the period as stipulated on your reservation confirmation and for the maximum persons agreed with the agent at the time of booking. The Primary Guest warrants that they will be held responsible for the conduct of all guests.

2. DESCRIPTIONS
The description of the premises by the agent is given in good faith and no responsibility for misinterpretation will be accepted. No refund is given if you are not satisfied with your accommodation.

3. TARIFFS
Are current and are subject to change without notice. Please note a booking fee of $50 is applied to each booking

4. ARRIVAL AND DEPARTURE
The property will be available for occupancy from 3pm on arrival day and is to be vacated by 10am on the day of departure unless prior arrangements are made with our office. Failure to vacate at the required time will incur a penalty equivalent to one nights accommodation. Keys are to be returned to our office immediately upon check out. Office hours are 9a.m. to 5 p.m. Monday to Friday and 9 a.m. to Noon Saturday.

5. PAYMENT
To confirm your holiday booking we require a 50% deposit, which is due within 14 days of booking. If the payment is not paid by your deposit due date the booking will be automatically cancelled. The balance must be paid prior to keys being issued. We only accept cash or credit card (visa, master card) upon check in. Late arrivals will need to pay this balance in advance.

6. BOOKING CONDITIONS
Advance bookings are accepted by us in good faith on behalf of the property owner. We cannot however accept responsibility in the following circumstances sale of property; increase in tariff; alteration of the property; malfunction of any inventory items; property withdrawn from letting; noise; inconvenience or loss of view caused by building construction on neighbouring or nearby properties. Every attempt will be made to offer alternative accommodation in these circumstances.

7.SECURITY BOND
The guest agrees to the agent holding credit card details on file in lieu of a $500 bond, unless stated otherwise. To be released if and when the property has been inspected, and the release is approved by Housekeeping. The Guest acknowledges that charges for damages or missing items upon departure will be deducted from the security deposit. Any excess damages will be invoiced to the Primary Guest.
 

8.CHRISTMAS REBOOKING
All annual Christmas rebooking's require a holding deposit of 25%. The balance of the required 50% deposit must be paid by the 1st of July. We cannot guarantee your rebooking for the same property until a deposit is received and subject to owner discretion.

9. CANCELLATIONS
If bookings are cancelled no deposit will be refunded unless the property is re-let for the same tariff and same dates, in this case the deposit would be refunded less the $50 administration fee.

10. HOUSEKEEPING
The premises are to be left in the condition of initial occupancy.

11. MAINTENANCE
Any maintenance issues must be reported immediately. The Guest agrees to allow the Agent or their nominee to enter accommodation to arrange necessary repairs.

12. PETS
Pets are NOT permitted on the premises unless otherwise stated as a pet friendly property.

13. NON SMOKING PROPERTIES
All holiday let premises are NON SMOKING. Any evidence of such will incur extra cleaning charges. Additional housekeeping fees will be charged for properties left in an unsatisfactory condition.

14. OVERCROWDING
Overcrowding of properties will result in the immediate termination of your stay and no refunds will be paid. The number of occupants must not exceed the number stated for the property. If an excess number of guests have been using the property without the agents approval then a fee per guest per stay will become payable as deemed reasonable by the Agent.
The setting up of permanent or makeshift-structures i.e. tents, caravans etc. on the property is not permitted.

15. FUNCTIONS/GATHERINGS
Functions and gatherings are strictly not permitted and penalties apply. The properties we manage are for holiday accommodation only. Functions of any sort are not permitted. Immediate eviction will occur and no refund will be given.

16. DAMAGE CHARGES
All damages, breakages or losses to the property and/or furnishings will be charged to the Primary Guest. Report immediately any items found to be damaged or broken upon your arrival.

17. LOST KEYS
Safe keeping of property keys are the responsibility of the Guest. A Guest who occupies a premise, who requires a key from the Agent after office hours will be charged a service fee of $50.00. If keys are lost, locks must be changed and the Guest will be responsible for reimbursement to the Agent.

18. NEIGHBOURS
No Person on the premises shall be guilty of conduct that is a nuisance to the adjoining neighbouring occupiers.

19. BREACH
Breach of any of the above conditions will result in the immediate termination of your stay. Any costs associated with any repair, excess clawing or loss of income as a result of a guests or visitors actions, negligence or misconduct will be recovered from the Primary Guest.

20. LINEN
All Bedroom, bathroom and kitchen linen must be provided by the tenant unless otherwise specified.
